How to Read This Chart

Start by finding your household size across the top (1 person, 2 person, etc.). Then work your way down the column:

  • Top row (100% AMI) → This is the maximum income allowed for that household size.

  • Cap on Wages (30%) → This shows what’s considered an affordable monthly housing payment.

  • Interest / PITI row → Converts that monthly payment into a realistic mortgage payment based on current rates.

  • Sale Price → This is the estimated home price someone at that income level can afford.

  • Adjustments (Gifted Land + DPA) → These reduce the actual amount the buyer needs to finance.

Does CHFA help with the down payment?

Yes. CHFA offers two Down Payment Assistance options:

Grant – Up to the lesser of $25,000 or 3% of your first mortgage; no repayment required.

Second Mortgage Loan – Up to the lesser of $25,000 or 4% of your first mortgage; repayment is deferred until the loan is paid off, the home is sold/refinanced, or it’s no longer your primary residence

Can I use CHFA if I’m not a first-time homebuyer?

Yes. CHFA programs are available to both first-time and repeat buyers, as long as you meet the program’s requirements.

Are there income and rent limits for CHFA-supported properties?

Yes. CHFA sets maximum household income and rent limits each year, based on the Area Median Income (AMI) for each county in Colorado. These limits vary by county, household size, and property type.

Is homebuyer education required?
